New Construction Move-In Package

A full safety and punch-list walkthrough for your brand new home.

New construction comes with fewer wear items, but builder-grade finishes and unresolved punch-list items are common. We walk your entire home, check the systems that matter, and hand you a clear list of what needs attention, plus a same-visit fix for anything we can knock out on the spot.

What’s Included

  • Whole-home safety check: smoke and CO detector batteries and placement, GFCI outlets in kitchens, baths, and the garage, main water shutoff valve labeled, water heater TPR valve tested, handrails and stair treads checked.
  • Room-by-room punch-list walkthrough: nail pops, paint touch-ups, caulking gaps, trim gaps, door and window alignment, all photographed.
  • Same-visit fixes for anything we can complete on the spot.
  • Written punch-list summary with photos and a quote for anything left, delivered within 24 to 48 hours.

Builder warranty note: some new-construction issues are covered under your builder’s one-year warranty. We’ll flag those for you to file with the builder, or fix them ourselves right away if you’d rather not wait.

Top Dollar Seller Prep Package

Get your listing show-ready and buyer-inspection-ready before it hits the market.

This is preventive, not reactive. We walk the home before it’s listed, fix what’s likely to cost you at showings or in a buyer’s inspection, and hand you a photo-documented list of what we did and what’s optional. Choose the level of prep that fits the listing.

Already under contract? If a buyer’s inspection turns up items after this, our Realtor Repair Desk clears them before closing, so the two programs cover the whole transaction.
